Why Us?

We are a state licensed and certified professional real estate inspection services company committed to providing thorough, detailed and objective home inspections on behalf of you, our client.

Historically I am the only state licensed building code certified home and construction inspector based in Galveston county. Why? The state (TREC) does not require home inspectors to be code certified. It takes a lot of time and money. Your local home inspector is not code certified so when you call and ask about inspections why would you hire someone who is not ICC code certified? (You can verify this at the right side of this page) The TREC license is a business license. A license is not a certification from the state. Further, no inspector association requires their member inspectors to be building code certified. Think about it. Who would you call?

Unlike many of the people involved in your real estate transaction, we have no stake in the “deal”. Unlike the multi-inspection firms and individuals that might heavily market to sales agents and brokers for almost all their work I rely on you for my next referral. My duty is to you.

Our fee is not contingent on the sale or closing so you can be assured to receive an entirely objective opinion to help you make an informed decision. We take a methodical and detailed approach to each and every inspection. Our focus is quality, not quantity, so we limit the number of inspections that we book. You are welcome and encouraged to be present to observe and ask questions during the inspection. I do not use a pre-determined checklist of items when inspecting as each home and inspection is different to where it can't be condensed to a checklist. If it's not on the checklist it doesn't get inspected? What kind of inspection is that?

A recent Texas survey (2010) showed that the respondants used a narrative report in lieu of a pre-determined checklist.

After our on-site inspection, a narrative style inspection report is prepared and a summary in which we may include photographs and conceptual diagrams, that is highly detailed and easy to understand.

Our Qualifications

I'm licensed and full code certified for coastal to metropolitan homes. Anyone can get a license but being full code certified is not easy and shows you my committment above all others. Our clients are professional, smart and knowledgeable individuals wanting detail that few provide as our perspective is based on 21 years of actual home-building. We don't generate the 5, 7 or 12 page report or only spend 2-3 hours at the property in order to get to the next so if you want a "quickee" you won't get it here.

As we mentioned earlier, the process of inspecting a home is technical in nature. To be effective, the inspector must be well versed in a broad spectrum of areas, including: construction methods, technologies and materials; building standards; inspection methods and tools; inspection standards-of-practice and regulations; etc. all of which are constantly changing. In order to deliver our clients the most competent service possible, we study constantly, keep up with formal training and tools and technology.
